Schematic Design

We develop a concept design direction, create space planning and preliminary layouts, prepare mood boards, color palettes, and material direction, develop 3D visualizations and renderings if applicable, and present to the client for feedback and revisions.

This phase begins with an initial consultation and project briefing, followed by on-site measurement and documentation if required, a review of client goals, schedule, and an analysis of existing conditions.

This phase focuses on refining the approved schematic design, selecting finishes, fixtures, and fittings, preparing interior elevations, millwork details, and key drawings, developing lighting and electrical intent plans, updating 3D visualizations, and coordinating with consultants or trades as required.

Construction Documents

We produce detailed construction drawings and specifications, finalize lighting and power plans, complete interior elevations, sections, and joinery details, prepare FF&E schedules if needed, and issue the complete package for pricing, tender, or permitting.
